The honest position, and one that costs us revenue to state, is that visible growth over a known moisture source rarely needs testing before remediation. You can see it, you know why it is there, and the removal method does not change with the result. Spending several hundred dollars to confirm what is already in front of you delays the work and adds nothing to the scope.
Sampling earns its cost in four situations. A musty odor with no visible source, where the question is location. A household with a persistent symptom pattern, where the question is whether the building is involved at all. A property transaction or a dispute, where an independent record has standing. An air sample is taken by drawing a measured volume of air through a cassette containing an adhesive slide, which captures airborne particulate for laboratory analysis under a microscope. The output is a spore count by type per cubic meter of air. On its own that number is close to meaningless, which is the part most often left out of a sales conversation.
It becomes meaningful through comparison with an outdoor control sample taken the same day under the same conditions. Outdoor air always contains spores, the load varies enormously by season and weather, and the meaningful finding is whether indoor counts exceed outdoor counts and whether the indoor species profile differs from the outdoor one. An indoor specific population is evidence of an indoor source. Anyone quoting a target indoor number without a same day outdoor control does not have a defensible result.
Surface sampling by tape lift or swab answers a different question, which is what a specific visible growth is rather than what is in the air. It is the appropriate method when identification genuinely matters, and it is straightforward and inexpensive. Cavity sampling, where a probe is inserted through a small access point, tests the air inside a wall assembly without opening it and is useful when a cavity is suspect.
Inspection is the part that surrounds all of it. Thermal imaging to find anomalies, moisture meters to confirm them, relative humidity readings, a look at drainage and ventilation, and a review of the building history. Samples are labeled, logged and transferred to an independent laboratory under a documented chain of custody, and you receive the laboratory report itself rather than a summary of it. Read the laboratory report rather than the cover summary, because the two often leave different impressions. The report gives counts by spore type for each sample alongside the outdoor control, and the comparison between them is the finding. Watch for sample volume, which should be stated, and for the date and conditions of the outdoor control, which should match the indoor samples.
